The wet patch on your ceiling is almost never directly under the leak. Water enters at a high point, runs along a batten, a rafter or the top of a sheet, and drops where something interrupts it. Chase the stain and you end up repairing sound roof; find the entry point and the repair is usually small.

Most leaks we find are at junctions rather than in the middle of a roof — valleys, flashings where the roof meets a wall, penetrations for vents and pipes, and ridge lines where the pointing has let go. Tiles and sheets themselves fail far less often than the details around them.

### Why does my roof only leak in certain rain?

Wind-driven rain gets under laps and flashings that shed ordinary rain perfectly well. A leak that only appears in a southerly is a strong hint the entry point is on that side, high up.

### Can you find a leak that other roofers could not?

Often, because we start in the cavity rather than on top. We cannot promise it, and we will tell you honestly if it needs more investigation than a single visit.

### Is a repair or a replacement better value?

It depends on what we find. A sound roof with one failed flashing is a repair. A roof with widespread cracked pointing and brittle tiles is throwing money at a problem that will keep coming back.
