Roof Cleaning Sydney

A Sydney roof collects more than dirt. Moss and lichen take hold on the south-facing pitches that stay damp, algae streaks the sheeting black, and in the leafier suburbs a season of leaf fall turns into a compost layer that holds water against the tiles. Left alone it is not just ugly — it keeps the surface wet, which is how tiles absorb moisture, how bedding softens, and how a small problem turns into a leak.

What roof cleaning actually involves

We start on the ground, working out what the roof is made of and what is growing on it. Concrete and terracotta tiles, Colorbond and old galvanised steel all take different pressures and different chemicals, and the wrong combination will strip a glaze or drive water under the laps.

Most Sydney roofs get a low-pressure wash with a biocide treatment rather than a blast at full pressure. High pressure looks impressive and does real damage: it erodes the surface of concrete tiles, forces water past the laps of metal sheeting, and lifts ridge pointing that was otherwise sound. Low pressure plus the right chemistry kills the moss at the root, so it stays off for longer.

Gutters and downpipes get cleared as part of the job, because everything washed off the roof ends up in them. We bag the debris and take it with us.

What we check while we are up there

A wash is the cheapest close-up inspection you will ever get. With the roof clean, damage that was hidden under growth is obvious: cracked or slipped tiles, ridge capping with failed pointing, rusted valleys, lifted flashings, split lead around penetrations. We photograph anything we find and send it through with the invoice, whether or not you ask us to fix it.

That matters, because a roof that needs a clean is often a roof that is one storm from a leak. Finding it in dry weather is a great deal cheaper than finding it at 2am in a downpour.

Cleaning, restoration, or replacement?

Cleaning is the right answer when the roof is structurally sound and simply dirty. If the pointing has gone, tiles are broken across the field, or the surface coating has worn through to bare concrete, a wash on its own is money spent on a roof that still needs work — that is a restoration.

And if the tiles themselves are failing — widespread cracking, previous repairs stacked on repairs, a roof that has already been restored once — cleaning is postponing the decision rather than making it. We will tell you which of the three you are looking at, in writing, and we would rather lose the job than sell you a wash on a roof that needs replacing.

Moss, lichen and the shady side

The south and south-east faces of a Sydney roof dry out slowest, so that is where growth starts. If your roof is under a canopy, expect it to come back faster than a roof in open sun. Trimming branches back so the surface gets a few hours of direct light does more for longevity than any coating, and it costs nothing but a Saturday.

A treated roof usually stays clear for several years, but that varies with aspect, tree cover and rainfall far more than with anything we apply, so we do not sell a fixed re-clean interval.
