Terracotta tiles are made from natural clay fired at high temperatures. They're lighter, last longer (50–100 years), and have a distinctive warm colour that doesn't fade. Concrete tiles are heavier, cheaper, and available in more profiles and colours, but may require repainting every 10–15 years.

Not necessarily. The most common cause of tile roof leaks is failed pointing, cracked ridge caps, or a single displaced tile — all repairable. If the roof is under 25 years old and structurally sound, targeted repairs are almost always the better option.
