About This Project
Full terracotta tile roof restoration on a 1960s home in Bexley. The original tiles had lost their glaze, the ridge mortar had failed in multiple sections, and there was significant moss build-up. Crown Roofers high-pressure cleaned the entire roof, replaced 40+ broken tiles, fully re-bedded and re-pointed every ridge and hip in flexible pointing, primed and sealed the tile surface, then applied two coats of premium roof membrane in deep charcoal for a 15-year finish.
The Challenge
The hilltop position meant strong wind exposure during the spray application — work had to be paused multiple times to wait for clean conditions. The ridge mortar had been patched repeatedly over the decades and required complete removal back to the tile rather than overcoat.
The Outcome
A like-new charcoal terracotta roof completed in 4 working days. The membrane system carries a 15-year warranty and dramatically improved the home's street appeal — the owners reported an immediate uplift in valuation interest.
